Letting & Management

This covers every aspect of the process from initial market entry to signing of the tenancy agreement and ongoing management services. For new landlords, we can guide you through all the important administrative and legal aspects of letting a property for the first time. If you are an established landlord, we endeavour to bring a new perspective to letting property which could lead to better results.

Initial Advice

Initial advice on rent and how the property should be presented.


We will accompany prospective tenants and report on their comments.


Having agreed terms, we will take up the necessary references and report with recommendations to the landlord.

Tenancy Agreements

Prepared in our standard format.


We arrange for an independent organisation to prepare an inventory on the condition of the property and its effects at the start of the term.

Gas, Electricity and EPCs

Gas Safety Certificates are obtained from recognised contractors. We arrange for electrical equipment to be tested as appropriate and recommend that smoke detectors be fitted throughout properties. We also arrange for Energy Performance Certificates (EPCs) to be prepared.

Property Maintenance

We keep a register of skilled contractors who undertake works of repairs from a simple tap washer to complete rebuild.


Taken and lodged with the DPS (Deposit Protection Scheme) to ensure funds to cover breakages, loss of rent or other dilapidations are available.


We will carry out regular inspections and report on the condition of the property to the landlord during the term of the tenancy.


At the end of the tenancy, we will serve the appropriate notices and make arrangements for the inventory to be checked.

Block & Estate Management

Marquis & Co. offers a complete management package for owners and landlords of apartment blocks and residential estates in and around south London and the northern Home Counties. We advise on all aspects of management from setting budgets and issuing service charge demands, to dealing with insurance claims (handled by Marquis & Co., Chartered Surveyors) and organising and supervising gardeners and cleaners.

We act for residents associations, property companies and private property owners, all of whom take full advantage of the flexible approach we offer which enables them to select a service tailored to their specific requirements. Our team is treated by many of our clients as a natural extension of  their own organisations.

Currently we are managing over 400 units with a combined re-build value in excess of £150m.

How we operate

Our approach to effective Block and Estate Management is simple, comprehensive and based on good communications. We take full responsibility for all maintenance issues to allow Leasees and Directors of Resident Management Companies to relax, safe in the knowledge that problems that arise are being dealt with in a timely and efficient manner.

Maintenance and Repairs

Once we are appointed as Managing Agents, the property is inspected to assess if any repairs or maintenance is required. We will also make recommendations concerning periodic maintenance such as redecoration and the provision of regular services such as cleaners and gardeners. Where required, we will obtain competitive quotations from contractors to carry out repairs, then negotiate and supervise the execution of the contracts.

We can also offer an out-of-hours telephone number in case an emergency arises.

Should major repairs become necessary, our sister company, Marquis & Co. Chartered Surveyors, will oversee the project, drawing up a detailed specification of works and obtaining quotations from contractors and project manage the work.


Through Marquis & Co. Chartered Surveyors, we will obtain competitive quotations for buildings insurance. All claims under the buildings insurance policy are dealt with promptly.

Accounting and Administration

We have a fully computerised accounts system maintaining detailed income and expenditure data. From this we are able to provide up to date balance information for each lessee quickly and effectively, and operate a tight credit control system to minimise exposure to bad debts.

At the end of the service charge year, we will prepare accounts and send receipts, invoices and cash books to your accountant to prepare the end of year statement.
